Our Philosophy

We stage for the listing — the photography, the open house, and the buyer who needs to picture themselves home in eight seconds.

— Victoria Crostini, Founder

01

Furnishings provided.

Every staging includes furniture, art, accessories, soft goods, and outdoor pieces — all from our curated North County inventory. You sign one fixed-fee contract. We handle the rest, from key handoff to the last camera click.

02

Sells faster.

Staged homes routinely earn multiple offers and close faster than unstaged comparables. In a competitive market like Oceanside or La Jolla, staging is the difference between asking and over-asking — and the fastest path to a bidding window.

03

Agent-led.

Most of our work comes through listing agents at Pacific Sotheby's, Compass, Berkshire Hathaway, and the top RSF teams. We coordinate directly with the agent on photography dates, vendor access, and seller communication.

What We Do

Four services. One team. Furnishings included.

Every engagement starts with a free 45-minute walk-through. You leave with a fixed-fee quote — no per-square-foot upcharges, no surprise inventory fees.

— 01

Vacant Property Staging

Full-furnishing staging for empty homes. Living room, dining, primary bedroom, secondary bedrooms, kitchen styling, outdoor patio. The buyer walks in and pictures themselves there before they reach the lockbox.

  • Furniture, art & accessories included
  • 60-day standard term
  • Photo-ready in 5–7 days
— 02

Owner-Occupied Refinement

Working with the seller's existing furniture. We declutter, restyle, and add accent pieces — art, lighting, soft goods, plants — to bring a lived-in home to listing-ready without a full move-out.

  • Walk-through & styling plan
  • Accent inventory rental
  • Photo-day touch-up included
— 03

Vacation Rental Setup

Turn-key furnishing for new short-term rental owners — interior, patio, the small photographable details guests notice. We optimize for the booking platform, not just the room.

  • Furnishings sourced & installed
  • Listing photography coordination
  • Refresh schedule on retainer
— 04

Pre-Listing Consult

A 90-minute walk-through with a written roadmap. For sellers who want to do most of the work themselves but need a stager's eye on what stays, what goes, and where the camera will land.

  • Written room-by-room plan
  • Vendor recommendations
  • Credits toward future full staging
Victoria Crostini, founder of SoCal Home Stagers
Founder

Two decades inside the home.

Before SoCal Home Stagers, there was a cleaning business — and before that, a family of Realtors. Victoria Crostini has spent two decades inside the homes of North County San Diego: cleaning them between tenants, refreshing them between listings, planting their patios, setting their tables, and watching what makes a buyer fall the moment they walk in.

She built SoCal Home Stagers on a single conviction: staging isn't decoration. It's the listing's most leveraged commercial decision. Furniture in. Furniture out. Lighting set. Patio dressed. The agent's photographer arrives, the camera does its job, and the home shows the way the seller hoped it would.

Her edge isn't a luxury inventory budget — it's resourcefulness. "Scrappy" is the word a well-respected client once used to describe her, and she earned it. The rooms look like the magazine. The line items don't.

The Process

Four steps. Zero guesswork.

01

Walk-Through

A free 45-minute visit to measure rooms, scope furnishings, and align with the listing agent on photography date and budget. You leave with a fixed-fee quote in writing.

02

Selection

Curation of furniture, art, accessories, and outdoor pieces from our North County inventory — matched to the architecture, the listing strategy, and the target buyer.

03

Install

A one to two day install — furniture placement, art hanging, kitchen and bath styling, patio dressing, and final tweaks before the listing photographer arrives.

04

Photo-Ready

Final walk-through with the agent and photographer. We adjust on the spot if the camera asks for it. The listing goes live looking like it belongs in the magazine.

Indoor · Outdoor · End-to-End

Patio dressed. Fire lit.
Photographer ready.

Staging doesn't stop at the back door. Outdoor lounge, dining, fire pit, planters — the photographable details that make a listing read as a lifestyle, not a floor plan.

For Listing Agents

Most of our work comes through listing agents at Pacific Sotheby's, Compass, Berkshire Hathaway, and the top Rancho Santa Fe and Coronado teams. The handoff is clean: you focus on the seller, we handle vendor access and the photo deadline. The home goes on market looking the way you sold the seller it would.

Questions

What sellers and agents ask.

How much does home staging cost in San Diego?
Staging is priced per home, not per square foot. Most full-home vacant stagings in North County San Diego range from $3,500 to $9,500 for a 60-day term, with furnishings included. We provide a fixed quote after a free walk-through.
Do you stage occupied homes, or only empty ones?
Both. Our Owner-Occupied Refinement service works with the seller's existing furniture — we declutter, restyle, and add accent pieces to bring the home to a listing-ready level without a full move-out.
What neighborhoods do you serve?
Our home base is Oceanside, CA, and we serve all of North County San Diego — Carlsbad, Encinitas, Solana Beach, Del Mar, La Jolla, and Rancho Santa Fe — plus surrounding coastal communities.
How fast can you stage a home?
Most vacant homes are staged within 5–7 days from contract signature. For listing agents with hard photography dates, we routinely turn around in 72 hours when inventory and access allow.
Do you set up vacation rentals or Airbnbs?
Yes. Our Vacation Rental Setup service furnishes new short-term rentals end-to-end — interior, patio, and the photographable details that drive bookings. Many new owners come to us right after closing.
What does staging actually do to my sale price?
Staged homes routinely receive multiple offers and sell faster than unstaged comparables. The National Association of Realtors reports that 81% of buyers find it easier to visualize a property as their future home when it is staged. In a competitive market like North County, staging is the difference between asking and over-asking.
Do you work with listing agents on referrals?
Yes — listing agents are our largest referral channel. Our Agent Partnership program includes priority scheduling, co-branded portfolio assets, and direct seller communication. Agents often send sellers our staging guides for North County sellers ahead of the listing conversation, so the timeline and cost bands are already understood.
